POSITION OVERVIEW:
As one of the fastest-growing brokerages in North Carolina, Navigate Realty is excited to announce that we are looking for an enthusiastic Property Manager to oversee and expand our vacation rental program.
This prominent role demands an individual who’ll be responsible for growing, managing and operating this division from the ground up.
We’re looking for someone who has a background in sales and holds prior experience with property management *specific to short term rentals,* and is excited to take on growth opportunities within the company.
This position will be based in Wilmington NC.
RESPONSIBILITIES:
Proactively recruiting and onboarding new members to our property management program.
Overseeing the performance of each vacation rental home, which includes managing property upkeep, cleanliness, bookings, financial outcomes, as well as accommodating any specific requests from homeowners.
Building strong relationships with guests to understand and fulfill their needs, while ensuring a robust conflict resolution system is in place to swiftly handle any arising issues.
Evaluating and enhancing the online presence of each rental unit by reviewing and upgrading current marketing imagery to attract potential renters.
Streamlining communication with our team of vendors to ensure seamless operation and service delivery across all properties.
Designing and implementing compelling welcome packets and guest books to enrich the experience of guests staying in our short-term rental units.
Diligently communicating and enforcing contracts, company policies, procedures, and regulatory requirements to staff, guests, and owners, while aligning these operations with our business objectives.
Regularly engaging with homeowners to devise strategies for increasing rentals, improving their properties, refining their marketing plans, minimizing wear and tear, and reviewing their financial performance.
Managing the processes related to long-term leases during the off-season, which includes the creation, review, and approval of leases to ensure a seamless transition for all parties involved.
QUALIFICATIONS:
Mandatory to hold an active NC Brokers License.
Sound knowledge of dynamic pricing models or willingness to learn.
Relevant experience with trust accounting practices.
Working knowledge is required.
Flexible working around weekends when required.
Should possess strong leadership qualities to be able to train and manage a team.
Work experience in a management role for vacation rental Property Management is preferred.
